A commercial property consisting of a vacant grocery store, two medium size retail spaces, and retail strip center – which has become a favorite canvas for local graffiti artists – presents potential that not everyone understands. Many simply look the other way. However, if you have just a little bit of vision you might see past the surface and find an industrial parcel of property located directly off a state highway in a “charming southern community” that has location, location, location and unlimited potential.
PS Realty, LLC recently found that it was time to get creative as it began the process of repurposing the “2800 Crestwood Blvd.” property in Irondale, Alabama. The plan called for changing its intended use, while at the same time undertaking a large-scale property renovation.
PS Realty purchased two parcels of property encompassing 8.1 acres of land and the existing buildings in early February 2014 with the help of J.H. Berry & Gilbert, the Birmingham Business Alliance, and the City of Irondale. The project was started in the conceptual stage over 20 months ago, while the major initial phase of the re-purposing and renovation project was recently completed on Oct. 8, 2014.
PS Realty truly believes that commercial real estate can be re-purposed to fill a need in a community that will benefit the city, the residents and the property owner. The “2800 Crestwood Blvd” Office Park property has been redesigned to serve as the primary warehouse and distribution center, as well as the corporate offices, for Peak Season, a casual outdoor furniture and decorative accessory wholesaler. At the same time, the project maintained several longtime tenants such as Copies for Less and Pat Lowe- State Farm Insurance, as well as newer tenants such as Battlegrounds Airsoft and a Salon.
The repurposing project was achieved by collaboration between PS Realty, SDR Studio and Prier Construction. All parties were fully engaged in the decision to “repurpose,” which by definition is the use of something for a purpose other than its original intended use. This project required the space to be modified drastically to allow it to meet the requirements of the new use and at the same time allow the property’s major renovation.
In no way is this the easiest or fastest way to develop a commercial space, however, the owners believe strongly in the re-purposing and reuse of existing assets in our environment that also allow for the renovation and improvement of an existing city property.
Also instrumental in the entire process were the Mayor, and the City Council of the City of Irondale, Alabama. With their openness and acceptance of change, as well as their city-wide support of the project, the Irondale city government reconfirmed Peak Season’s decision to make Irondale, Alabama its permanent home.
